So, we are in the middle of a load of building work.

The 1st major for us, but the 3rd for the house.

A minor part of our work with planning approval is adding a porch to the front of the house (2.85m * 1.6m ext, 2.25m*1.3m int).

Does anyone know if I need to get new planing approval (or modified on a 2.5 yr old approval) to go up from that porch to a 2nd storey to extend the front box bedroom, or can it be done within permissive dev.

No change to footprint will occur.

Wife is planning on taking half the garage to use as a utility room  ( could be my new brew house too :-) )

Current plan is to take half the garage  (5m *2.5m) and split into 2* 2.45m long 2.5m wide areas rear for utility, front for tools, tyres and bikes, retaining up and over door.

We are planning a stud wall so it could be reverted to a garage on a sale, keeping options open for buyers later. We've never put a car in it as it's too tight for a real car... a NG9-5 wouldn't even fit!

Wife has mocked up a layout with door on the left from our new extended kitchen.

We are planning to have a new boiler fitted and moved out to this room too.

Requirements are:

Boiler our there, wall mounted
Chest freezer
Sink/drainer
Wall mounted cupboards
some worktops
shoe/boot/cat bowls space

How would you lay it out?
North is too the left
Existing garage door is central back, this will give the house 4 exits (front door, kitchen door, utility door and 4.8m or bi-fold door).

Getting worried as we're about to venture onto 750 sqft of extra house, and changes to every room in the house (bar our bedroom)...

I'm about to get my Pas and  rack replaced I think.

I went over a sped bump last Thursday on the way to vote and grounded the car with a bang.

Since that momnet the PAS has been groaning and whineing.

Just had it checked out and the garage say it's the pump that been done for.

I'll be lodging a claim to South Norfolk Council.  I know of 4 more cars damaged that day

A disabled wheel chair car had the wheel chair lift ripped off
Someone crushed their sill
Someone holed their passenger door
Someone ripped off a ball joint

I put in a Freedom of Info request and the council came back saying they had not checed the car park for 2-3 years!

So now the fun starts, fight the council for repairs...

in the 5.5 years we've had her TTid, it has needed:

a strut top bearing because of creaking when turning 3 yrs ago
a rear door lock failed last year
a drop link last year

Now a glow plug has failed.

We also had a new drivers wingmirror and window glass after an old boy drove into it 2-3 yrs ago.


Grrr.

Yesterday, this morning, this afternoon.

A few may know that I changed my 95 Aero for a oil burner last year.

Well I've just been doing some totting up on the costs so far...

Owned 16 months
Cost to upgrade £7,000 (5.5 years newer)
Miles added 16,000
av 48mpg first 14 months 600miles to tank @ £75, £12.50 per 100m
av 40mpg last 2 months (changed work location) 500miles to tank @ £75, £15.00 per 100m

Previous 9-5 Aero fuel costs were £25.00 per 100m (would have been nearer £30.00 per 100m on the current work run)

Fuel saved £1750+£300 = £2,050 (14,000m and 2,000m)
Road tax saved £140*2 = £280 (£140 PA instead of £280 PA)
Insurance saved £73*2 = £146 (£212 down from £285)

Total saved (in running costs) so far £2,476. (£1,700 1st year, moving towards £2,000 PA now in the city)
Servicing costs have been the same
Tyres were new (compared to the old car, so staved off cost there)

Another 2.5 yrs (fingers crossed) and I should have broken even.

Also, the 9-5 was on original clutch, brake discs and head gasket @125,000m and tyres had 4.5mm tread left.

Have to say I'm somewhat pleased.
