Cars are round the back!! :)

We had a concrete parking area for one car.  So we drove across it and got two cars in by going onto the grass.  Not ideal.  So the area is now levelled and the concrete extended.  :)

We are all stopped now until the 7th.

Middleton's cement are not delivering until the new year, tomorrow and Sat are yard days only.

Waiting for floor slab to go down.
Building control in on the 7th, membrane , steel reinforcement and concrete pour on the 8th (another 100+ barrows...)

My guys are here until Saturday, then off until 3rd Jan. 

The loft is finished bar the painting, and the final electrical fitting.  The emergency repairs to the rear extension are finished structurally, the outside is pebbledashed.  A bit of tidying & preparation tomorrow, with the plastering on Saturday.   Then it all dries out over Christmas and the new year.  In the new year, the work will be concentrated on replacing the garage at the side of the house, and we will get our life back again.

But today the dangling BT cable for the phone/internet was still there after the scaffolding came down.  I rang BT and they quoted 3 days.  The BT Openreach engineer arrived within the hour and completed the fixing and testing within an hour.  So about 2 hours from phone call to completion!! A Christmas miracle!! :)

That's a tidy site and neat blockwork; even the trench blocks are clean! Are you ok to name the builder?? I'm often asked about who in your area.

Oh - better not show you my Real Estate  ::) We get 7 in drive after taking old hedge out and camper will fit other side of bungalow hidden away. Front drive is about 80 feet x 18 feet wide but then I do have half an acre plot.

We're halfway through.  House is substantially complete with painting inside to do after Christmas.  The next year there will be the garage on the side to replace, the drive to pave and a new garden wall.

Before and after...  First picture with no skip in front.  Rainwater pipes will be completed when the drive and soakaway are done.

We're basically done, bar some carpet and a set of built in cupboards in the attic room. Although we're still in dispute with the builder over the level of insulation.

Will - I'd be interested to know why the flat roof on your rear extension failed. Had the felt leaked or was the damp due to condensation? Cold flat roof or hot flat roof?

It's a flat roof over a couple of living rooms.  We use one as an office with the computer in it.  The other half is the utility room.  All flat roofs will leak eventually.  This one lasted quite well.  The roof was built as a terrace and was tiled.  It had a railing around it.  The original builder put the railing straight up the outside wall which meant that a external gutter was impossible to fit.  So, we had an internal gutter set into the roof surface.  This was the point of failure and the water leakage rotted the ends of the joists.   

When it was all taken apart we found that the gutter was just formed in the roofing felt.  It should have had a lead or zinc trough beneath the felt in the gutter.   In addition to this, the joists were chopped down.  Not only the top to form the gutter, but notched underneath at the point that they rested on top of the wall.  So the full depth of the joist was not sitting on the wall.  But that's possibly not too critical in relation to the overall strength, at least until the rot set in.

Here's a picture of the end bits of some of the joists in the skip.

This is a picture of the original roof and railing.  The railing support was designed to run up the fascia board; then it stepped back over the gutter and the pillar sits on a pad on the roof.  The water leaked into the wall and the frost caused the pebbledash render to spall off.  It seems that the render was in one layer and it showed no sign of bonding to the Thermalite blocks underneath.

The new roof has an external gutter and the the joists rest on the wall for their full height.

The second picture shows the extension as it is today with the pebbledash and render attached with some steel mesh in it.  After it has dried out over Christmas, it will be painted to match the rest and the steel fabricator with come and measure up for some new or modified railings.

Those joists don't do look pretty bad.
We've got a cold flat roof on the loft extension, so the insulation is in between the joists with a vented air gap between the top of the insulation and the roof deck. I done so much reading recently about VCLs and condensation damage to flat roofs, I was wondering if that's why your's had failed.

The old flat roof was insulated and ventilated.  So, is the new roof. It was only the ends of the joists that were rotten and  it's almost certain that the leaking gutter caused it. The rest of the joists were in good nick.

I don't think that you can have an unventilated roof space these days.  The new roof has insulated board in there.  Six inch thick panels of foam.  Cut to size, but not a tight fit between the 9 inch high joists.  Air will circulate.

My understanding (probably not that good..) is that a warm flat roof is unvented. As the VCL and insulation sit on top of the joists there's no chance of warm moist air meeting cold air and forming condensation, hence it's no need to be vented..

I'm not sure of the durability of a roof with insulation sitting on the joists, if you are planning to have people walking on the roof.  I think you would need boards on the joists before the insulation goes on, then boards on top.   My roof has quite thick chunks of insulation between the joists, but the roof loading is to boards laid directly on the joists.
